When it comes to tracking down your next house for rent in Las Vegas, there are a few things you should be aware of before you roll the dice. Increased rental rates in the last year alone have made Las Vegas Property Managers rental criteria more stringent and that may make becoming a tenant slightly more difficult than it's been in the past. The tenant screening process alone disqualifies hundreds of would be renters every month. So before you even start your search, here are some of the expectations you'll run into.
These days, Las Vegas Property Management Companies receive more rental applications than they have properties! So something as important as missing information could easily slow down your application process or worse, keep you from landing that place you want. So whether you're filling out an online application or signing your John Hancock on a paper one, don't leave ANY information off. Previous addresses, employer phone numbers, and social security numbers are just some of the essential information needed for the tenant screening and verification process. So if you don't have all the information you need right away, don't turn in that application until you track everything down.
It used to be completing applications for a rental was free, but most Las Vegas Property Managers are going to require either an application fee or some type of deposit long before you get approved. So make sure you're submitting applications and applying for that new place when you've gotten paid or at least have something stocked up in savings. There's nothing worse than being gung ho for a new place just to find out you don't have the funds to move forward! It helps to find out your fees long before you apply. Also, make sure you have recent copies of at least two recent paystubs or W-2's for income and employment verification. We've seen many an application process has been delayed due to insufficient proof of income or having to wait weeks for old paystubs from your employer. Having that information in advance will only benefit you in the long run.
Quick: What's your credit score? Got any past due debts you need to take care of? If you don't know off the top of your head, you better find out! Las Vegas Property Management Companies are going to be digging up A LOT of your dirty past, especially your credit report. So it's in your best interest to already have a recent copy of your credit report months in advance so you can combat problems before they come up in your tenant credit check. Every year, you have access to a free credit report via TransUnion, Equifax, and Experian. Once you know if you have anything pending (past due student loan payments, unresolved collection bills, etc.) you can get issues taken care of so they won't hold you up on landing your rental.
This may come as a shock to you, but you'll reveal more to a Las Vegas Property Manager than you would on a first date! The tenant screening process is going to drag up everything in your past from eviction records and employment history to your criminal background! So much like with your credit report, anything you already know about and have the power to resolve in advance will only be in your best interest.
Jumping through the hoops of finding a rental these days can be a little daunting. But if you take the time to fully complete your rental application, keep your cash stocked, resolve any previous issues, and have sufficient documentation in advance, you've just better increased your chances of getting the keys to your new rental!
